A proposed rental prohibition
House Bill 1709 would prohibit certain unlawfully present aliens with prior felony convictions from occupying or renting real property and would authorize sheriffs to arrest such individuals during service of a writ of possession.
The prime sponsor of the bill argued that removing these individuals could help free up housing units for state residents, including those experiencing homelessness, though he acknowledged that data quantifying the number of impacted units is limited.
The bill does not place specific responsibilities on property owners or landlords to enforce or screen tenants. Opponents expressed concerns that the proposal would significantly shift eviction law by tying it to immigration status rather than tenant behavior, potentially penalizing otherwise compliant renters.
The bill has passed the House, and last week the Senate Commerce Committee voted 3-2 to recommend passage. The Senate will take final action on the bill later this week. READ MORE

Real Estate Practice Act course set for May 7
Class approved for 3 New Hampshire CE credits
NHAR's year of monthly Zoom CE classes continues with the three-credit Real Estate Practice Act course, scheduled from 9 a.m. to noon on Thursday, May 7, with instructor Shannon Whaley. There is no cost for New Hampshire Realtors.

The course explores the laws and administrative rules that govern real estate practice in New Hampshire. But far more than statute memorization, the class will provide real-life application, providing instruction on how the laws you learned actually show up in your day-to-day business, and how to stay compliant, manage risk, and apply agency law in everyday transactions.

Please note: The registration deadline for this course is Wednesday, May 6, at noon. There will not be a wait list, and we will not accept registrations after they have closed.

Professional Standards Workshop
May 13 Zoom training pending 3 NH, Vermont credits
The Professional Standards Workshop, NHAR's annual Code of Ethics study, will be held via Zoom on Wednesday, May 13, from 9 a.m. to 1 p.m. (check-in begins at 8:30). The cost is $25.

The event is being taught by Linda Kody, a well-known New Hampshire instructor who will apply her wit, knowledge and real estate savvy to the Code of Ethics.
It is approved for the NAR-required biennial ethics training and designed to meet the requirements of the NH Grievance and Professional Standards committees and Board of Directors. Additionally, the program is pending 3 CE credits in both New Hampshire and Vermont. Attendees must be in the meeting by 9 a.m. to receive credit.

Are home prices stabilizing?
The answer depends on how you view the data
The median sales price for a single-family home in March reached $530,000, a modest 1 percent increase from the same month last year. That marks the smallest year-over-year monthly gain since May 2023 and may suggest that price growth is beginning to ease.
