Another NH price record

New Hampshire’s housing market reached another milestone in July, as the median sales price for single-family homes climbed to an all-time record of $580,000 – a 5.5 percent increase over June 2025.

Despite mortgage rates remaining elevated, the market continued to demonstrate strength. NHAR reported 1,532 closed sales during the month, a 10.4 percent increase over one year ago, while pending sales also rose 7.2 percent, signaling continued buyer demand and suggesting closed sales may remain strong in the months ahead.

The number of homes available for sale in July reached 2,992, the highest level since the COVID-19 pandemic and 16 percent higher than July 2025. While the increase in inventory is encouraging and provides buyers with more choices than they have had in several years, it remains well below what is needed to meet demand across the state.

“Inventory continues to improve, but New Hampshire is still far from a balanced housing market,” said Josh Greenwald, 2026 NHAR President. “Even with nearly 3,000 homes on the market, buyers continue to compete for a limited supply of homes, particularly in price ranges that are affordable to first-time and middle-income households. The continued increase in pending sales demonstrates that demand remains strong despite higher borrowing costs.”

The state’s housing supply remained at 2.7 months, virtually unchanged from one year ago. Real estate economists generally consider five to six months of inventory to represent a balanced market where buyers and sellers have relatively equal negotiating power. New Hampshire has not seen five months of housing inventory since 2016 – at which time there were over 7,000 homes on the market.

“While recent increases in housing inventory are a positive sign, the persistent shortage of available homes, especially starter homes, continues to place upward pressure on prices,” said Greenwald. “The record median sales price underscores the need for continued efforts to expand New Hampshire’s housing supply through policies that encourage the construction of homes across all price points.”

Rockingham County has seen the highest median sale price this summer at $710,000. The only counties will median sales prices below $500,000 this summer have been Cheshire ($422,000), Sullivan ($425,00) and Coos ($269,000).
